What are the Covenant, Conditions, & Restrictions (CC&R) of the Renaissance Home Owners Association (HOA)?

When are the payments for the annual assessments due and how much are they?

Payment is due by December 31st for the following year and is delinquent after January 15th

The HOA BOD has approved the 2026 budget that sets the annual assessment (“dues”).

  • Amount of 2026 assessment: $600.00
  • Due date: December 31, 2025
  • Mail/deliver assessments to: 2199 Rosebrooke Drive SW, Huntsville, AL 35803

This mailbox is located at the clubhouse.  You can drop your payment or mail to it.  If dropping it off please put it in the slot of the lock box.

Checks should be made out to the Renaissance HOA.

All payments are applied first to the any legal fees, then any late fee and fines, and then the annual dues.

What are the current fines and penalties?

As determined by the Renaissance HOA Board of Directors at the board meeting on Thursday May 15, 2014, the following fines, fees and assessments were established:

  1. Late fee for non-payment of Homeowner Association Dues.  $50.00 per month.
  2. Fines for Architectural, Front and Rear Yard Installation, and Architecture Control Committee (ACC) Application Violations.  $25.00 - $100.00 per month.
  3. All other fines for CC&R (Covenant, Conditions, & Restrictions) infractions.  $25.00 per week.
  4. Legal fees and cost of collection will be assessed at actual value.

All fines fees and assessment amounts are subject to change without notice as needed for compliance to the CC&Rs.
